Nexis Metamorfosi

Dromeus Capital Group and Ekistics Property Advisors undertook the Nexis Metamorfosi project to transform the former European Exhibition Centre in Metamorfosi, a northern suburb of Athens, into a sustainable office facility.

The 21,000 SM redevelopment comprised the complete redesign and modernization of the building’s façade, including the replacement of all glazing and the introduction of new openings to maximize daylight and natural ventilation. Inside, the project team delivered a new entrance and central atrium, upgraded existing stairwells, added a new stairwell and four new elevators to enhance accessibility and circulation, and installed brand-new finishes. The renovated building features adaptable interior layouts for operational flexibility. The project also transformed the surrounding site with new parking facilities, a rainwater harvesting system, and landscaping to create an attractive campus environment. To improve the facility’s energy efficiency, the team completed a comprehensive energy retrofit, including the installation of solar panels, high-performance thermal insulation, a waterproofing system, and new mechanical, electrical, and plumbing systems.

Hill’s experienced, multidisciplinary team coordinated with stakeholders, managed the budget and the schedule, identified and mitigated risks, and implemented rigorous oversight of construction works to confirm compliance with owner expectations. Our responsibilities also included cost consultancy, design management, progress reporting, procurement support, and contract administration.
