Hill provided project and construction management services for the new, 577,000 SF St. Regis Hotel and Residences. Located in Nur-Sultan’s Central Park district, this 5-star, 8-story hotel features 120 hotel rooms, 50 apartments, restaurants, a signature spa, and a winter garden. In addition to supporting local tourism and businesses with premier commercial, retail, and office space, the project was built, in part, to provide accommodations for EXPO 2017 Astana, an international sustainable energy conference.

The work comprised several packages and tenders for design, construction, and procurement, with the goal of providing a secure, private, and sustainable environment to clients and guests at a central location. Key components included reinforced concrete structural works, roofing, façade cladding, glazing, windows, doors, model room construction, fit-out, and FF&E. Other elements included yurt structures and glazing, mechanical and electrical fit-out, main services and low-current communications, elevators, fit-out of interior finishes without partitions, public areas and back-of-house areas, artwork and sculptures, kitchen and laundry equipment supply and installation, signage and way-finding design, and site works (hardscape, landscape, diesel tanks site networks, and connections to external utilities). 

Hill oversaw all construction activities. The team facilitated meetings, disseminated project information, and produced reports for the owner and design team. In addition, Hill monitored compliance with budget, scope, schedule, safety, security, and quality. Faced with several project challenges, Hill managed a diverse project team, incorporated client expectations, delivered the work on time, and helped achieve Kazakhstan’s sustainability standards. 

In addition to stressing the importance of quality at every meeting, the team’s diversity and concentration of safety were additional strengths. The project involved a multidisciplinary project team comprised of 30 consultants and contractors from nine different nationalities, along with local Kazakhstani professionals. This wide swath of expertise mixed with the local-level idiosyncrasies resulted in best-of-the-best project that exploited the various talents on the team.

The project won multiple awards, including the Best Hotel Design in Asia from the Design Society and the Leading Hotel Suite from the World Travel Awards.
