Inafy Estates undertook a project to expand and modernize the five-star Marriott Hotel Prague, located in the city’s historic Old Town. The scope included the acquisition and reconstruction of neighboring retail and office space to expand the Marriott’s footprint to an entire city block and deliver more than 130 additional keys. Additionally, Inafy installed new elevator cores and modernized existing front-of-house areas—such as the main lobby, restaurant, bar, and conference facilities—as well as back-of-house operational space, including kitchens and administrative offices. The phased project aimed to enhance the guest experience while preserving uninterrupted operations.
Hill International provided integrated project management and cost management services across the project’s entire life cycle. A defining challenge of the project was delivering construction works within a fully operational five-star hotel. The Hill team coordinated with hotel staff to carefully plan the phasing and logistics of construction activities, helping minimize disruption to guests and daily operations. Working alongside the client’s consultants and project stakeholders, Hill also managed design development and construction changes to reduce schedule and cost impacts. Additionally, Hill coordinated with a significant number of direct suppliers and specialist vendors across information technology, food and beverage, and furniture, fixtures, and equipment packages to help ensure alignment between design intent, procurement inputs, and Marriott‘s brand standards. After the completion of individual construction packages, Hill led handover by facilitating a structured inspection and acceptance process that supported quality delivery in line with client and brand expectations.
Following the initial hotel refurbishment phase, Hill continued to support further capital improvement works, including the delivery of a new spa and wellness facility with a pool and a gymnasium, the refurbishment of hotel corridors in non-renovated areas, the fit-out of several office floors, and mechnical, electrical, and plumbing upgrades, including boiler and lift replacements—all within the demanding environment of an operational hotel and in accordance with the high performance expectations of the client.
