Hill provided project management services for Tucson Medical Center’s (TMC) Strategic Capital Plan. The original Capital Plan consisted of campus redevelopment projects that included a Surgery Center, Orthopaedic Hospital, all associated facilities and infrastructure, and, after opening, renovation of existing spaces for a new Women’s Center. Based on collaboration with TMC, Hill and the design team, changed the scope of the project to combine the Surgery Center and Orthopaedic Hospital into a single structure. The CM-at-Risk project included 206,000 SF of new construction and 15,000 SF of renovations. As project manager, Hill assisted the owner in managing design, construction, and close-out. Hill’s services included cost estimates, design review, and constructability review.
Project specifics of the Orthopaedic and Surgical Tower include the ground floor with lobby, reception, support services and orthopaedic medical offices and clinics, 24 operating rooms, plus 2 rooms that are shelled to be completed later; a second floor with 8 general operating rooms (ORs), 2 hybrid interventional ORs, a Cysto room, 2 cardiac ORs, a Robot OR, 21 pre-/post-op rooms, 26 postanesthesia care unit (PACU) bays, an additional 6 PACUs, and 5 pre-/post-op rooms and a waiting area dedicated to pediatric care; a third floor with 10 new ORs (plus 2 shelled rooms) dedicated to orthopedic surgery, 24 pre-/postop rooms, 26 PACU rooms, classrooms, and a conference room; and a fourth floor with 40 private patient rooms, designated for post-surgical care.
Other key areas include the Full Sterile Processing Department on the second floor, consisting of approximately 13,000 SF of existing shell space, and a 620-space parking deck adjacent to the addition to support clinical services. Hill also supported major upgrades to the existing Central Plant to support the new building and managed major upgrades to the west side infrastructure, including building demolition, upgrading roads to three lanes, an underground chilled and hot water distribution system, underground primary and emergency power and communication distribution systems, parking lot upgrades, and landscaping upgrades all in accordance with a Planned Area Development Program.
