Dubai Theme Parks Project, Phase 1 involved a themed entertainment resort district, part of the larger master-planned Dubai Theme Park development and strategically located next to Sheikh Zayed Road (Route E11) to the west and Sheikh Mohammed Bin Rashid Technology Park to the north. Phase 1 is approximately 865 acres, while the overall development area of the Dubai Theme Park (i.e. including future phases) is estimated to be 1855 hectares, and includes 3 separate parks: Motion Gate, Bollywood, and Legoland. Other features include a retail, dining, and entertainment enclave that will serve as an entrance plaza district featuring an array of retail, dining, and entertainment options. The park will also feature Lapita, a themed family hotel.

Motion Gate will feature four unique zones and transport visitors on a journey of discovery, bringing to life some of the most recognizable Hollywood characters from the big screen. Billed as the first theme park in the world dedicated solely to the Indian film industry, Bollywood Parks Dubai will provide a physical location for fans from across the globe to visit and celebrate the biggest names in Indian cinema. An important feature of this park is the Taj Mahal Theatre which is a venue for live shows.

As the first Legoland theme park in the Middle East and the seventh worldwide, Legoland Dubai will bring the well-known LEGO bricks to life in a unique interactive world specifically designed for children aged 2-12. Legoland features more than 15,000 LEGO models made from more than 60 million LEGO bricks. Other attractions include over 40 interactive rides, shows, and attractions set in 6 themed areas.
